CURRENT VILLA FONTAINE NEWS PRESIDENTS CORNER It has been a very productive year with major projects being completed at Villa Fontaine. The board of directors have worked hard, and we thank all that have helped with our projects. Merry Christmas and Happy Hanukkah. We wish you a Safe, Happy and Prosperous New Year.
WATER USAGE • Repair any leaking faucets and fixtures. • Our water bill remains our largest monthly expense. We need everyone to conserve water. • As a conservation measure our irrigation will be monitored and possibly turned off for most of the winter. • If you are away from your unit for an extended period, turn the water off inside your home. There are angle stop valves under the toilet, and under each sink.
CHECK SAFETY DEVICES -Test smoke detectors and carbon monoxide detectors; replace batteries as needed. -Check the expiration date on your fire extinguisher and replace if needed. -If you haven’t checked your home for radon, now is a good time to do so — as the weather gets cooler and windows stay shut more often, radon is more likely to become trapped in your home. Radon (is a naturally occurring, colorless, odorless gas that comes from decay of uranium in rocks, soil, and water, it can seep into buildings through cracks, gaps in floors, construction joints). -CLOTHES DRYER VENT CLEANING: Reminder to clean out your dryer vents to prevent fires. Lint is fuel for fire.
HEATING SYSTEM MAINTENANCE -Make sure your furnace is clean, maintained and in working order before you need to turn on the heat is an important safety measure. -If you are upgrading fixtures or need to make a repair to a single appliance or fixture in your home that requires water, instead of having to turn the water off to your entire home, you can simply use the angle stop valve to turn off the water to just that single appliance or fixture alone.
REPUBLIC SERVICES: THINK BEFORE YOU THROW IT AWAY Visit: www.republicservices.com • HOLIDAY DISCARDS: Recycle your Christmas tree at Miramar Greenery Landfill. Do not stuff it into the trash, recycling or compost bins. Typically, from late December through mid-January, City of San Diego Recreation Centers accept Christmas trees with removed decorations and lights. San Diego offers many recreation centers and parks as Christmas tree drop-off spots. https://www.sandiego.gov/sites/default/files/christmas_tree_recycling_flyer_english.pdf , check the City of San Diego website for the official, most current dates and locations, plus options for curbside pickup. Put wrapping paper in trash. Break down all your cardboard boxes and put in recycling.
GREEN TRASH BIN: Bag your trash. Make sure the LID CLOSES.
RECYCLING BIN: Break down your cardboard boxes. Do not put any plastic bags in the recycling bin, other than the clear bag with paper shredding. Also, no Styrofoam, food, dirty rags, dirty food containers, cat litter, no dirty diapers. No electronics or batteries.
GREEN COMPOST 2 CONTAINER: Used for food waste, garden clippings and soiled pizza boxes. Compostable bags are allowed for the food waste. “When in doubt, put it in the trash container.” Do not put unwanted items in front of the dumpsters. Place it in the Trash Bin or take to Miramar Landfill.
HOME MAINTENANCE AND ENERGY SAVING TIPS • Seal gaps where critters could enter. Mice need only a tiny gap to be able to sneak into your house and raid your pantry — and with colder weather coming, all the little critters out there will be looking for warm places to make a home. Fill small holes and cover any larger gaps securely with heavy-duty hardware cloth to keep the wildlife outdoors. • Add weather-stripping. Weather-stripping applied around the frames of windows and doors helps boost winter warmth and cut energy costs. Add door sweeps to the base of drafty doors to keep heat in and cold air out. • Please be mindful what you put down your sewer drains. Only toilet paper should be flushed in the toilet, no paper towels, flushable wipes, or feminine hygiene products. Our homes share the same sewer lines. • Owners are responsible for maintaining their living spaces outside their immediate residence. The HOA does not pay for cleaning doors, garages, or walkways, etc. other than the blowing by the gardeners.
WALKING YOUR DOGS: Make sure they are on a leash and do not allow them to do their business near someone’s front area. Also keep them from urinating on our small plants as they are killing them.
BALCONIES: • Barbeques must be propane operating only; keep away from building to avoid any damages to the structure. • It is each individual unit owner’s responsibility to maintain their balcony. • Keep a drip tray under all your plants on the front and back balconies.
